LaSalle Hotel Bryan, Texas

LaSalle Hotel is an existing hotel demised into 55 rooms including 14 2-room suites, lobby, restaurant, bar, back of house, and laundry room. The basement area includes Speak Easy bar, fitness room and maintenance room and common area bathrooms on both main and basement levels. Artesano’s Re-position programing will allow our Team to utilize most spaces as currently programmed except the addition of a full service Kitchen where the current laundry is located. The initial cost savings offered by not re-constructing each component will allow Artesano to spend more dollars on an elevated finished product thereby attracting loyal A&M fans, vacationers as well as business travelers. The hotel is located 4 short miles from the Texas A&M Campus which is the largest market driver. - LaSalle Hotel if re-positioned correctly and according to Artesano’s plan will most likely be the only hotel in the downtown market for various reasons including the prohibitive cost of new construction. The property’s specific location on Main street in the heart of downtown Bryan near theater, offices, retail stores, ample free parking, nightlife, restaurants and bars will reap dividends as the city continues to re-gentrify. The opportunity to Re-position an under-utilized Historical Designated Hotel into a Premier 4-Star Hotel Property will provide significant Value-Add opportunities to the Project. In particular, the cost savings provided by the Adaptive Re-use of an existing Hotel will provide numerous advantages including; speed to market, designated Opportunity Zone, availability of Historical Tax Credits plus City of Bryan Economic Development tools and platforms adding significant dollars to support the remodel and transpose efforts.

 

Port Aransas, Texas

The Texas Gulf Coast’s newest luxury hotel will be strategically situated on a newly renovated Marina with direct access to the Intercoastal Waterway and just blocks from the Gulf, providing guests with a variety of activities. The hotel’s design inspiration will be Texas Vernacular and resemble an organic modern fish camp with 76 keys including 12 luxury suites. The modern-day Yacht Club Hotel will feature local chef-driven restaurant and bar, rooftop lounge, market store and signature pool, adjacent to the wellness spa and banquet facility. The hotel suites will feature private plunge pools, outdoor showers, and unique gathering areas. The mixed-use development plans 30 luxury waterfront residences with private docks retail shops and stores. Plans are being refined for reviews

The Pearl Rosemary Beach, Florida

Located in an idyllic beach town in Northwest Florida, The Pearl is a AAA Four Diamond luxury resort. Overlooking the Gulf of Mexico along South Walton’s sugary white sand beaches, The Pearl’s 55 Guest Rooms are a destination of rare luxury and style. Every detail from the contemporary coastal décor to the stunning views from the private balconies has been crafted to capture the relaxed sophistication of life on Florida’s Emerald Coast. Artesano utilized the inspiration of Hemingway’s favorite haunt in Havana as a design motif of the hotel’s widely acclaimed restaurant, Havana Beach. The result is a comfortable, communal ambiance full of life and steeped in the joy of living, eating and drinking well. The signature pool area is the focal point of the roof top lounge and Spa Pearl surrounds the pool deck area. The project was acquired 50% complete out of foreclosure and had been largely untouched for years. Artesano’s Kim Sallinger sourced the transaction and structured the subsequent capital to develop and execute the extensive master plan, taking advantage of the past construction direction while adding new components.  Artesano served as the Developer and Programmer, oversaw development and construction activities, coordinated the design development with DDMU and refined the operating concepts. Construction Management was performed by Artesano’s team in conjunction with General Contractor, Southern Quest. Artesano managed the pre-opening functions and Hotel Management duties until the successful transition to St Joe Company.

Since its opening in 2013, The Pearl has received numerous awards including being named one of the “Best New Hotels in the World” and #1 “Best Hotel in Florida by both Conde Nast and Travel & Leisure. Forbes prestigious 4 Stars and AAA’s Four Diamonds were achieved in 2015.

 

The Sky Lodge Park City, Utah

The Sky Lodge is a $50 million mixed-use resort center located in the heart of historic Old Town in Park City.  The Sky was developed as the center piece to a master plan that included the first five star condominium hotel (33 Units) in Historic Old Town Park City, an existing restaurant operated by Robert Redford’s Sundance organization, the conversion of a 100 year old historic building into a new restaurant and bar operation, a boutique destination spa, and meeting facilities. The property, which opened in December 2007, was named to the Conde Nast 2008 “Hot List” and was recognized by the Robb Report as “The Best of the Best” in its first year of operation – the first condominium hotel or private residence club property to achieve this level of travel media recognition. The property was consistently ranked by Trip Advisor consumer travel web site as the #1 Hotel, #1 Restaurant and #1 Spa in the Park City area.  The project Developer was forced to seek Chapter 11 Bankruptcy protection in 2009 due to issues arising with inappropriate handling of loan repayments by the lenders.  Sallinger and his firm 4-Site were appointed by the Bankruptcy Court to serve as Co-Manager of the hotel and guided the property to a successful emergence from bankruptcy while continuing to provide a five star guest experience at the property and maintaining the operational profitability.

Dallas/Ft. Worth Marriott Hotel & Golf Club at Alliance Park

Opened in 2001 as The Westin Beechwood Fort Worth. The hotel was Fort Worth’s first business golf destination resort, sitting at the center of Beechwood’s 902 acre master planned development. Greg Norman designed the Creeks at Beechwood championship golf course. The resort hotel with 286 guest rooms and 22,000 sq ft of meeting space and golf course immediately ran in to financial problems. Following foreclosure, CRH Hospitality, LP took possession of CoServ Realty naming Interstate Hotels & Resorts Operator and Quorum Hotel Advisors asset manager. Interstate renamed the hotel, Doral Tesoro Hotel & Golf Club and started work on the notoriously difficult golf course. After a $2 million makeover by Jay Moorish the course was finally playable thus ending the relationship with Greg Norman. At the same time Doral Tesoro was named the official hotel for neighboring Texas Motor Speedway. In mid-2006 True North Hotel Group entered a JV with Interstate to purchase the hotel and golf club. After a short hold the JV sold to HEI Hotels & Resorts, prompting rebranding to the Dallas/Ft. Worth Marriott Hotel & Golf Club at Alliance Park. As part of the rebranding, an extensive $7 million renovation directed by 4-Site that included all guestrooms, bathrooms, corridors, lobby and public space, pool area, concierge lounge and new fitness center. In 2018 O’Reilly Hospitality Management, LLC acquired the hotel.   

 

Eastchase LaQuinta

4 Site’s team re-structured this fractured mid-scale limited service hotel development.  The property was 40% complete when construction halted and the ensuing legal entanglement and inactivity led to downward pressure on the LaQuinta Brand relationship and severe deterioration to un-finished structure.  Once the deal was re-structured, construction commenced and the hotel opened in 2013 as an 80 key La Quinta Inn & Suites Ft. Worth Eastchase.  Prominently located at the Norwest corner of I-30 and Eastchase Parkway is the perfect location for budget conscious travelers wanting to enjoy all of the attractions that Arlington and Ft. Worth have to offer.   Only 5 miles to all the major attractions in Arlington including AT&T Stadium, Texas Live, Globe Life Park (Texas Rangers Ballpark), Six Flags over Texas, Hurricane Harbor and University of Texas Arlington.  A mere 15 minutes east of downtown Ft. Worth, Sundance Square, Historic Stockyards, Ft Worth Zoo and many other attractions.   The hotel offers traditional LaQuinta oversized sleeping rooms and suites,  breakfast buffet, 24 hour fitness center, business center, meeting space and outdoor pool with whirlpool.  The hotel’s exterior was recently updated to incorporate the latest La Quinta Prototype color scheme.
